It is situated on Earls Road in Grangemouth on the B9132 Earls Road/Glensburgh/Beancross
Road with excellent access to the M9 via Junction 5 and 6. It is also located just
1.7 miles from Grangemouth Docks.

Development/Planning Status
The site is a chemical manufacturing plant which has its own effluent treatment plant
and combined heat and power plant. Whilst CalaChem's activities revolve around
chemical manufacture, there is also land and office space available which is suitable
for businesses from various sectors. Flexible office accommodation which has multi-use
facilities in a secure environment is also on offer.
Whilst the site suits a wide variety of uses, 75% has been allocated for business
and industry at Earls Gate Business Park (plots 1-3) and 25% for commercial at Earls
Gate Industrial Park (plots 5-7).
Available Financial Assistance
The site is located in an area which eligible projects may attract 15%-35% Regional
Selective Assistance funding. Further information on eligibility of RSA funding
support can be provided.
TIF Supported Enabling Works
The TIF project can provide funds to address enabling infrastructure associated with
flood mitigation; road access; utility infrastructure and site preparation. Upgrades
to M9 Junction 5 & 6 have a positive impact on the connectivity of this site.
Local Network Infrastructure
Local network upgrading was completed in 2007/2008 and comprised adoptable access
infrastructure including Beancross Road and Earls Road. A dedicated junction exists
to support the area. Upgrades to M9 Junction 6 and 5 also benefit this site.
The infrastructure of the site allows for companies within the chemical industry to set
up business and benefit from the wide range of services on offer.
Access
Primary site access is via a dedicated entrance off the A905, with immediate access
to the M9 from Junction 5 and 6.
The site is exceptionally well-situated, being only a short walk from Grangemouth
town centre and bus station, and just ten minutes’ drive from Falkirk town centre.
The site also benefits from excellent accessibility to the motorway network, with
links directly onto the M9 and onward to Stirling and Edinburgh and to the M876
to Glasgow.
