Located east of Polmont, Gilston is adjacent to Junction 4 of the M9 and bounded
by the A801 and residential development to the west.
Size
Gilston offers a 35 ha greenfield site, with capacity to offer large footplate land
uses and users requiring high vehicular accessibility.
Ownership
The site is owned and controlled by Hansteen Land Limited.
Development/Planning Status
Gilston is zoned for economic development and identified as a strategic opportunity.
Outline Planning Consent provides for a mixed-use development (Class 4/5/6) including
car showrooms, a hotel and a neighbourhood centre. A masterplan proposal has recently
been submitted, with further applications to vary site uses under consideration.
Available Financial Assistance
The site is located in an area in which eligible projects may attract 15%-35% Regional
Selective Assistance funding. Further information on eligibility of RSA funding
support can be provided.
TIF Supported Enabling Works
A new site access to the A803 has recently been formed, and the developer has agreed
a Section 75 cost for signalisation-related works to Junction 4.
Local Network Infrastructure
With Section 75 contributions to Junction 4 agreed by the developer, no further investment
is required.
Access
The developer has completed an A803 site access. This access will create the main
spine for the site, servicing commercial and business areas. It is understood that
the developer is seeking to secure some higher value land-use (residential), which
may be possible to access from Gilston Crescent.
